This is a great time to be house hunting on the North Fork. The weather is beautiful, the pumpkins are in the fields and on the farmstands and prices are down.Inventory is high with some of the nicest houses I have seen in my twenty year career as a broker on the market.
Houses that are priced right are selling within days so if you see a house you really like don't wait to put in an offer. The price will not come down if the seller is on the money with the list price. You may end up in a bidding war and have to pay more than list if you delay.
When you stand there and say you are not in a hurry the house will be under contract when you call your real estate agent a few weeks later to make an offer.
The diversity of the market on the North Fork is astonishing. You can move into a mini manse on a golf course or find a little hide out on a creek at the end of a dirt road. Log cabins vie with beach houses out here.
If you like communities the Village of Greenport is still a hot spot with shops and restuarants as well as a great library. It is a real walking town too so you can leave your car in the garage alot and walk to the beach, the bar or the bus to the city.
There is no time like the present to start your search on the internet, pick an agent, make an appointment and look at few houses. It will change your life. It is also still a good investment.
This is a unique part of the world where the sea and the sand and the smell of the earth will always captivate us while we remain close to the action and the excitement of the Big Apple.
